In 2007 there were 6 properties sold in this area and in 2008 there were 8 sold. Average sale price for these lakefront homes was $1,771,875 in 2007 and in $1,440,625 2008 representing a 19% decrease in average sale price. Average days on the market in '07 was 133 and in '08 that number was 84. Sale price to list price percentage in 2007 was 96.43% and in 2008 it was 97.08% . The high and low priced sales on
Lake Michigan was $2,760,000 and $870,000 resectively in '07 and in '08 they were $2,950,000 and $885,000. The median sale prices were in $1,843,125 2007 and $1,150,000 in 2008. In 2007 2 of the 6 homes that sold were over $2,000,000 whereas in 2008 only 1 of the 8 were over the $2,000,000 mark.
Interesting statistics but I think we need more sales to actually see if there is a trend developing along the Lakeshore.
